{"id":544,"date":"2012-12-05T20:25:07","date_gmt":"2012-12-05T19:25:07","guid":{"rendered":"http:\/\/monceauinvest.fr\/invest\/non-classe-en-2\/point-marche-2-2\/"},"modified":"2019-04-19T11:19:50","modified_gmt":"2019-04-19T10:19:50","slug":"point-marche-2","status":"publish","type":"post","link":"https:\/\/monceauinvest.fr\/en\/non-classe-en-2\/point-marche-2\/","title":{"rendered":"Market Snapshot"},"content":{"rendered":"<p>Malgr\u00e9 plus de 3,5 milliards d\u2019investissement, la performance du 3\u00e8me trimestre 2012 marque une l\u00e9g\u00e8re d\u00e9c\u00e9l\u00e9ration par rapport \u00e0 la m\u00eame p\u00e9riode en 2011, o\u00f9 3,7 milliards d\u2019euros avaient \u00e9t\u00e9 investis. Toutefois, le volume d\u2019investissement enregistr\u00e9 sur les neuf premiers mois de l\u2019ann\u00e9e 2012 (9,8 milliards d\u2019euros) est le plus \u00e9lev\u00e9 depuis 2008.<\/p>\n<p>L\u2019Ile-de-France a concentr\u00e9 l\u2019essentiel des investissements du 3\u00e8me trimestre 2012 avec 71% des montants. Dans un contexte incertain, la r\u00e9gion parisienne joue donc son r\u00f4le de valeur refuge aupr\u00e8s d\u2019investisseurs dont l\u2019aversion au risque reste forte.<\/p>\n<p>Les investisseurs internationaux ont totalis\u00e9 43% des montants investis au 3\u00e8me trimestre 2012, soit 1,5 milliard d\u2019euros investis. Ce ratio est inchang\u00e9 depuis le d\u00e9but de l\u2019ann\u00e9e 2012 qui marque le retour des fonds \u00e9trangers sur le march\u00e9 fran\u00e7ais.<\/p>\n<p>En raison d\u2019une concurrence accrue sur le segment des bureaux, les actifs commerciaux et logistiques ont r\u00e9ussi \u00e0 tirer leur \u00e9pingle du jeu au 3\u00e8me trimestre 2012 en concentrant le tiers des engagements, soit plus de 1,1 milliard d\u2019euros. Toutefois, la pr\u00e9f\u00e9rence pour les bureaux demeure avec pr\u00e8s de 6,9 milliards d\u2019euros investis depuis le d\u00e9but de l\u2019ann\u00e9e, soit 70% des engagements.<\/p>\n<p>En 2012, la performance du march\u00e9 de l\u2019investissement devrait se situer entre 12 et 14 milliards d\u2019euros.
